Michele Bachmann Joins Voices Defending Giuliani

Former New York City Mayor Rudy Giuliani ignited a firestorm by publicly questioning whether Barack Obama “loves America,” criticizing him for weak leadership against Islamist threats and arguing the president has been more influenced by his communist mentors than by his African-American roots.

Many have sought to dismiss him. The White House press secretary said he “feels sorry” for him. The New York Daily News wrote an editorial calling him a “babble-rouser” who’s grown “sad and sadder.”

But a few, including former Congresswoman Michele Bachmann, R-Minn., have argued the man who captained New York City through the Sept. 11 attacks has a point.

“I’m sure you’ve heard the leftist liberal media slamming Rudy Giuliani for his critical comments about President Obama,” Bachmann wrote in a letter to supporters of MichelePAC, a political action committee she founded to elect constitutional conservative leaders.

“It is certainly understandable why a mayor of the largest city in America, who suffered the worst terror attack in the history of our country, and who was ultimately responsible for managing and dealing with the mass death and chaotic destruction caused by radical Islamic terrorists is so immensely concerned,” Bachmann reasoned. “And with the erroneous and miscalculated lack of leadership from our White House, those concerns are more than justified.

“I share Rudy’s fear and concern,” Bachmann continued. “It is very unlikely that ISIS will simply go away without America leading the effort to stop them. We must identify this enemy for exactly who they are and robustly destroy them. …There is no question in my mind that we must show our patriotic love and devotion for America by demanding safety and security for our citizens.”

Giuliani was thrust into the limelight after telling about 60 conservative business leaders at a private dinner Wednesday night, “I do not believe that the president loves America. He doesn’t love you. He doesn’t love me.”

“The reality is, from all that I can see of this president, all that I’ve heard of him, he apologizes for America, he criticizes America,” Giuliani said.

He accused Obama of not believing in American exceptionalism and noted his early life influences, including communist Frank Marshall Davis.

“I believe his initial approach is to criticize this country and then afterward to say a few nice things about it,” Giuliani said.

As WND has reported, Giuliani has only doubled down on his comments in follow-up interviews since.

“I don’t regret making the statement. I believe it,” Giuliani told CNN. “I don’t know if he loves America.”

“Look, this man was brought up basically in a white family, so whatever he learned or didn’t learn, I attribute this more to the influence of communism and socialism” than to his race, Giuliani told the New York Daily News.

“I don’t (see) this president as being particularly a product of African-American society or something like that. He isn’t,” the former mayor added. “Logically, think about his background. … The ideas that are troubling me and are leading to this come from communists with whom he associated when he was 9 years old.”

Giuliani clarified he was referencing Obama’s grandfather having introduced him to Davis, a member of the Communist Party.

Giuliani also told Fox News’ Megyn Kelly that when Obama finally acknowledges the fact that America’s enemy is “Islamic terrorists,” “then I will applaud the president.”

The Obama White House insists on not describing terrorists as Islamic, claiming the Islamic State, for example, has nothing to do with Islam.

A spokesman for Louisiana Gov. Bobby Jindal told CNN Giuliani is right on that point.

“Guiliani asked a very important question, which the press has glossed over ¬– it was this – ‘What’s wrong with [Obama] that he can’t stand up and say there’s a part of Islam that’s sick?’” the spokesman said. “The governor believes this is question that needs to be answered.”

“The governor did call [Giuliani], and they did speak,” the spokesman said. “(Jindal) wanted to buck him up because he knows everyone is in a rush to condemn him. The governor acknowledges that not everything that the mayor said was good, but he believes that Guiliani is a great leader and that this rush by the left and the media to condemn and marginalize him is ridiculous.”

The former mayor also got the support of talk-show host and author Mark Levin, who appeared on Sean Hannity’s television program.

“He’s exactly right,” Levin said. “When somebody says they want to fundamentally transform America, they must not love America.”

He continued: “Obama has shown no indication that he loves the Constitution, he never talks about capitalism, he’s always bringing up the past, picking at scabs. Even now he’s a patsy for Islamic terrorism. … Half his speeches are about how terrible America is.”

Levin called Obama “the most preposterous and absurd president … maybe at any time in American history.”

LinkedIn is one of my favorite social networks. Not only am I a business owner, I’m also the owner of Robert J Russell Companies. LinkedIn serves an extremely important role for me in growing my business and increasing leads.

I didn’t always think this way. I used to think of LinkedIn as a place to collect contacts and that’s about it. Silly, silly me. If you think this way, you too should change your thinking. Instead think of LinkedIn as a place to grow your leads by way of growing connections and offering something of value. Yes, leads are the goal, (and sales) but you can’t think so one-sided. In order for this to work, you have to offer something that benefits both parties. Hopefully, that something is your product or service.

So what makes LinkedIn such a powerhouse for B2B businesses and sales people? Let’s take a look at the statistics first, shall we?

LinkedIn Statistics

* Over 330 million members
* Members are from over 200 different countries
* 187 million monthly visitors
* 40% of users check LinkedIn daily
* Users spend an average of 17 minutes per month on LinkedIn
* The 10 most liked business pages are B2B

What do these numbers mean? It means that there are a ton of people from all over the world who are super active on LinkedIn looking to grow their businesses, meet the right partners, and exchange services.

That’s what you want too, isn’t it? Bingo! And guess what? Like-minded individuals like to be around other like-minded individuals. With that said, LinkedIn is a great place for you, your business and lead generation. In fact, I love LinkedIn for lead generation.

LinkedIn For Lead Generation

Using LinkedIn for lead generation works. It works for me. I have the numbers to prove it, and it works for others too. 80% of Social Media B2B leads come from LinkedIn.

Yes, that means 20% of social leads come from Facebook, Twitter, Pinterest, G+ and all the other social networks combined. Score 1 for LinkedIn!

So are you ready to start using LinkedIn to grow your leads?

First Impressions Count

Just like on any other network, your first impressions count. The first thing that anyone will see on LinkedIn is your profile picture. It should represent you and who you are on the business side of the spectrum. It doesn’t need to be a professional shot, but it does 100% have to be clear and of good enough quality. So don’t use a group picture and by no means should you use one of you in a bathing suit, unless you are a bikini model or a bathing suit designer. 🙂

The next thing that people will see is your headline. It should be catchy and describe you as you want people to perceive you. As you can see it is highly visible from groups, news feeds, your profile picture and even invitations.

Now it’s time to get to work on your profile.

Increasing Exposure & Connections To Increase Leads

Remember when I said the best way to use LinkedIn for lead generation is by way of growing your connections? Here’s what I mean. The more people who have access to you and find you through consistent engagement and sharing tactics, the more people will start to connect with you. Because you are active, you’ll attract people to you like a fly to a light. I’m serious. So here’s how you do it.

Blog on your own site, join a lot of groups, share your blog content to those groups and your profile and business pages, blog on LinkedIn, share that content to groups, your profile and your business page, and comment and like content from your news feed. Sounds simple right? It is. And it works two fold.

On one side it brings LinkedIn traffic to your site and if you follow the Robert J Russell Companies traffic system, you’ll see how we do it on a daily basis.

The other side of the equation is that those who don’t go to your site directly are likely to connect with you. Here’s where you have another chance at finding more about who they are and how you can help.

Here’s how you do it.

It’s all about having a page to send your new connections to that offers them value as a call to action. I use my website to generate leads. Because it offers my new connection a way to learn more about us and gives them something for free, those who are interested will follow it and the relationship begins.

Lead generation on LinkedIn at its finest. How do you generate leads on LinkedIn?

Down Payment Assistance Now Available

There are various grant programs that are meant to assist first time home buyers. These grant programs can help you financially in making down payments or closing costs or by reducing the mortgage loan rates.

я

It has been observed that most of the prospective house buyers find it difficult to secure a home loan, as they may not be able to procure the amount required for down payment on a house. In such cases, you may apply for down payment assistance for first time buyers.

Such grant programs are offered by both the government and other non-profit organizations. Even some banks have come up with different schemes to help first time home buyers. However, you have to fit into a certain criteria, in order to qualify for such down payment assistance programs. This article deals with the government’s down payment grant program that comes under the American Dream Down Payment Act.

Eligibility Criteria for Down Payment Assistance Grants

The American Dream Down Payment Act was passed in 2003 and since then, this grant program has assisted thousands with down payments and closing costs. This program is administered by the U.S. Department of Housing and Urban Development (HUD).

In order to qualify for such down payment assistance, the applicant has to be a first time buyer.

A first time home buyer is a person, who has not owned a house for three years prior to the date of application for the grant.

It is also applicable for a single parent or a displaced homemaker, who has not owned a house single-handedly.

A person, who has owned a home not attached to a permanent foundation can also apply.

An owner of a home that is not built on compliance with the building codes can also make an application for this grant.

Even income restrictions are applicable for the applicants of these first time home buyer grants. As the eligibility criteria regarding the income limits can vary from one state to another, it will be better to get a basic idea about the concerned rules in your region.

Other Terms and Conditions

Now, you have a basic idea about the eligibility criteria, as far as down payment assistance for first time home buyers are concerned. The above mentioned American Dream Down Payment Act too has various terms and conditions. These clauses may differ from one applicant to another and are decided on the basis of his/her individual needs. In some cases, the down payment assistance for first time home buyers will be like 0% interest mortgage loans for a term of 5 to 15 years. Some of the applicants are required to put 1% of the purchase price, along with the amount granted by the government as grants.

The applicant may have to pay back the grant received, if he sells the house within a period of five years. However, this clause may expire within a few years, if the grant is allowed on such terms. Such grants may also require a FHA loan in some cases. So, you have to get a basic idea about the requirements and terms and conditions of these government schemes that provide down payment assistance for first time buyers, before applying for the same. Apart from the government scheme, there are various other such schemes offered by non-profit organizations and lending institutions. So, conduct an inquiry about such schemes in your state and understand them well, before applying for any of them. It is always advisable to seek the opinion of an expert, for more information about such programs.

Pre-Approved for a Loan…….who did you get it from?

It seems like the buyers who call me every day understand more and more that they need to get prequalified for a mortgage prior to getting started with the homebuying process. Most also understand that shopping for the most competitive rates and fees among different lenders is essential — but there is at least one other reason a good buyer’s agent should encourage clients to get prequalified with at least one additional lender (if not two).

Last month, I spent some time working with a first-time homebuyer who went online to a major national bank’s website to get prequalified for a mortgage. Within minutes, the online system spat out a prequalification letter saying he was preapproved for a $130,000 loan for a home purchase. Ready to go jump in the car and look at houses, right?

I talked to him further about what he does for a living and asked questions about how he is paid and whether his income is salaried (versus commission or overtime earnings). My buyer then went to another lender and spoke to an actual person this time. He called me with news that the prequalification letter “might get chopped down to the $110,000 range.”

After he officially heard back from the lender, he left me a voice mail that they had thrown out his overtime compensation and could not count his commission pay, and he was therefore maxed out at $90,000 for his new loan prequalification.

I have seen this story many times before, so I finally got him to call a trusted lender of mine. She emailed me to say, “He is maxed out at $80,000 due to student loans that are keeping his ratios too high.”

So in between the online prequalification by an important and well-known bank and two additional lenders, our showing schedule took a dramatic turn. I had to cancel everything we had lined up to see and change gears quickly, and what a difference 24 hours can make! We are talking about a 40 percent reduction in the maximum home loan he was initially (and incorrectly) prequalified for online to the amount that he know he is really qualified to receive!

Encourage buyers to take the time to shop around more when it comes to a mortgage — this isn’t just about rates and fees; your buyers need to know what loans they qualify for prior to house hunting. You can keep your buyer from experiencing massive disappointment and wasting a lot of time and money down the road by making sure you are helping them understand what homes they’re qualified to purchase!

In our economy today, there are all sorts of methods to buy and sell houses. With foreclosure rates going up to historical highs, many homeowners have turned to short sales to get rid of houses they can no longer afford or do not want anymore.

я

While short sales can negatively affect the credit rating of those selling the house, it can be a great way for those looking to buy a house to save some money and buy the house of their dreams.

What is a Short Sale?

A short sale is a sale of a home that involves both the bank and the seller. In a foreclosure, the bank owns the property and the owners are out of the picture. In a short sale, however, the owners are trying to sell the house for less than they owe to the bank on their remaining mortgage. This does not always mean that the sale price is at or below market levels, but that is often the case. Either way, with a short sale, the owners have stopped paying on the mortgage or are rapidly approaching that point, so the bank is often willing to accept the short sale rather than be forced to foreclose on the sellers. This can create a great buying opportunity for buyers who are prepared and patient.

What Do Buyers Need to Do?

Sometimes, short sales can create a hostile situation where the owners of the house do not want to leave, but are being forced to leave. If this is the case, potential buyers might find the house in disarray, but this is not typical. Be it an amicable or hostile situation, buyers need to be sure a few things are in order before they make an offer. If you are looking into buying a short sale home, you should make sure that it is approved by the bank. This means that the bank has approved the price of the home to sell for less than is owed on the mortgage. If this isn’t done before an offer is made, there can be some miscommunication with regard to the price of the home. Buyers should also be sure to be pre-approved for a loan that is worth at least the amount they want to offer on the house. This can show the banks that you are serious about purchasing the home, rather than just making an offer to see how far you can get. You should also have the required amount you’d like to put down and then some for closing costs in a savings account.

Tips and Tricks

Once you put an offer on the house, you may be asked if you want to close in 30, 60, or 90 days. You should always choose 30 days in this case, even if you will not be ready to close in 30 days. This tells the bank you are serious and will get the paperwork moving faster than otherwise, and does not necessarily mean you will close in 30 days. Banks are very busy, and it can take a very long time for a short sale to go through. If you select a long period of time for your closing date, the bank will probably let it sit there for a long time before responding to your offer. After this, patience is key. It may be called a short sale, but there usually isn’t anything “short” about it.

Are you a Team Player ?

The ability to work well in teams is a skill set on its own. However, several related traits correlate with good teamwork and often make someone a good candidate for a position that requires teamwork This is often critical in small businesses, as employees are more connected in their roles and work closely together in operating the business.

Listening Skills

The use of teams in the workplace is intended to foster sharing and debate about ideas and alternative solutions. Strong listening skills help an employee perform better by showing support of others when they speak, along with better understanding the ideas they share. This improves team chemistry. Good listening skills are sometimes an afterthought compared to the ability to share ideas, but are equally important.

Persuasion

While listening to the ideas of other team members, a knowledgeable team member must often use his skills of persuasion to convince others to go along with his suggestion. Teams often use different approaches to come to agreements, but in certain situations, the team member with the best experience in a given situation needs to step up and sell that experience and point of view to ultimately bring out the best solution.

Accountability

Responsibility and accountability are closely related traits that are critical to teamwork. Teams often distribute tasks to different team members. To achieve success, it is important that each team member accept accountability and complete his duties in a timely fashion. Along with being accountable for task completion, the skill of accountability means that you acknowledge and take responsibility for mistakes.

Cooperation

Cooperation is a general skill that encompasses a helpful nature and willingness to participate actively within the team. Work teams succeed only when all members are fully engaged in sharing ideas and performing tasks. These cooperative attributes make an employee much more valuable to his team. Active participation and cooperation also earns the respect of other team members, making them more willing to hear your ideas

How Oil Prices Affect Mortgage Rates

It may be hard to see how the sharp decline in oil prices will affect the housing market. We can all see that home heating bills will be lower, and it will cost less to make trips to the home-improvement store! But there are relationships between oil, inflation, and interest rates that you may want to pay attention to that can help you instill a sense of urgency in your clients who are thinking of buying or selling anytime soon.

A really basic way oil and the housing market are connected is that when oil and gas prices drop, people have more disposable income, and therefore can spend more on a home purchase. According to housingwire.com, non-oil-producing states may see housing prices rise as the population realizes benefits from lower prices. Manufacturers may be able to increase production inexpensively and hire more workers as well. On the flip side, oil-producing states may see layoffs and a climb in unemployment, which translates to less disposable income and less money to put into a home purchase. Experts do caution that the changes may not take effect immediately.

A more complicated relationship exists between oil and interest rates and the bond market. In general, the bond market and interest rates have an inverse correlation — that is, when one goes down, the other goes up. Bond prices and interest rates are inversely related: as one goes down, the other goes up. However, bond yield — the interest earned — and interest rates move in the same direction: when one goes up, so does the other. So when a Treasury bond has a high yield, overall interest rates are also higher. With more disposable income, investors are looking to the bond market and putting more money there. More investors equates to a lower yield, or return, on the bond investment. So as the yield on bonds is dropping, so is the interest rate on mortgages. It’s a complex relationship but ultimately it can benefit your business as more people look at investing in a new home.

Now, to throw a monkey wrench into that scenario, consider that if oil prices stay low, leading to lower unemployment and possibly wage increases as well, fewer people will buy bonds, yields will increase, and interest rates — including mortgage interest rates — will also increase. Whew!

So are declining oil prices good for the housing market? The answer is … kind of, for now. And how does that affect you? It’s a great way to let clients know that If they’re looking to make a change in their home ownership, whether buying or selling, it’s a good time to make a move while interest rates are low and home prices have not yet risen. Please encourage your clients to contact me today to discuss their personal financial situation and to see how they can benefit from today’s economic situation.

Vandalism Prevention

Vandalism to home construction sites has been an unfortunate side effect of the housing boom. And contractors must make up their financial losses somehow. Consumers, unfortunately, pay the price. Vandalism shows its ugly face again either through an increased price for your house, or through increased taxes.

If you’re getting ready to build your own home, you can take a few preventive measures as an insurance policy against various forms of vandalism to your property. Reader’s Digest has the following strategies for consumers who preparing to build homes: First, read the contract, and ensure that your builder is ensured against all types of vandalism — including fire. After your windows and doors have been installed, give them a once-over and inspect them for defects. Record the manufacturers’ warranty and guarantee on each of the products used for the construction of your new home. And file those records away for future reference. Give your local police department a call, and ask them if they’ll make routine visits to your property, inspecting it for any damage. Request that your custom doors and windows not be installed until just before your move-in date. In the meantime, you can install temporary doors and for your windows, a temporary or wood sash in the window frame. Then switch the sash for the permanent designer before you close on your house. It’s going to cost you a little more money to go this route, but it’s good insurance — not to mention assurance.

Existing homes

And of course, residents of existing homes face the threat of vandalism. After all, an occupied home presents even more opportunities for the destruction of property — parked cars, landscaping, mailboxes adorned with various signage or ornaments, plants outside front doors … the possibilities are endless. We’ve all been there at one point: You head outside to your car in the morning, only to discover that your driver’s side window has been shattered. Piles of glass shards sit in the street below and on your front seat. And taking a look down the street, you see similar piles of glass alongside random cars.

In addition, many existing home owners have had their mail boxes vandalized (how many of us have been victims of the infamous baseball bat game, in which participants drive by a random house and either smash its mailbox or a parked car, shattering its windows or worse?). Destruction of mailboxes is a federal offense, and violators may be fined up to $250,000 or face a prison sentence of up to three years for each act of vandalism. The United States Postal Service recommends that victimized home owners immediately report theft, tampering, or destruction of mail and/or mailboxes to their local postmasters. Home owners are then asked to fill out a complaint form to help the Postal Inspection Service determine whether your incident was isolated or part of a larger crime spree, so to speak.

To protect both your mailbox and your home, keep the following points in mind:

*Remove your mail from your mailbox as soon as possible after its delivery. If it is impossible for you to pick up your mail right after delivery, and you have been experiencing problems with mailbox vandalism or mail theft, consider renting a post office box.

*Obtain Label 33 from the Postal Inspection Service. This sticker, which warns that willful damage to mail boxes and theft of mail is a crime, can be affixed to your mailbox.

*If you discover someone tampering with your or your neighbor’s mailbox, obtain that person’s description and that of his vehicle, including the license plate number. Immediately report the information to your local police and postmaster.

*Keep your mailbox in good repair by using proper installation methods. This may help prevent theft of the mailbox itself.

*If you have information on mailbox vandalism or mail theft in your area, contact the Postal Inspection Service.

Source: United States Postal Service

The prime opportunities for vandalism occur not only at night, but during times when perpetrators may be ensured that residents aren’t home. With every holiday season comes a sharp increase in petty crimes. Particularly in small towns, where traditions may be stronger and word gets around about important religious events, criminals know they’ll have a prime opportunity to strike when nobody’s home. Take midnight mass on Christmas Eve, for example. Many families have stopped attending because they know their homes are vulnerable to destruction if they go to the mass. And as macabre as it may sound, many criminals consider funerals a big opportunity. Enterprising criminals scan the obituaries, find the families listed, as well as their addresses occasionally, then find out exactly when the funeral service or mass is scheduled to take place. What more information do they need to pull off the perfect crime? The local newspaper does all of the research for them.

Facing the worst-case scenario

If you wake up tomorrow and discover that you’ve become the latest statistic, you can take a few steps to help preserve evidence and increase the probability of catching the perpetrator. It’s very likely that you aren’t alone; vandals often strike multiple homes within a given area. Your local police may be able to trace similarities among the various crimes in your area.

Columbus, Ohio-based Thompson Building Associates, a company specializing in insurance restoration, passes along the following “dos” and “don’ts” for home owners victimized by vandalism:

DO:

  • Hose down or wash egg from buildings as soon as possible.
  • Vacuum glass from carpeting and upholstery.
  • Wipe up spilled food from carpets and fabrics with a damp cloth (be careful not to overwet). If you need to, blot and scrape, but be careful not to rub.
  • Save any containers to identify spilled inks, paints, cosmetics, or other chemicals.

DON’T:

  • Do not attempt to remove any ink, cosmetics, or paints.
  • Do not use lamps or appliances that may be damaged.
  • Do not throw away anything that may provide evidence for criminal investigation or insurance claims.
